Planned work only, run in sequence rather than three sites at once, so a date we offer is a date we can hold. Send the time that suits you and we'll come back to fix it.

You send the slot
Pick a date and a time that suits your week. If you already have a couple of photos of the spot you have in mind, send those too — they tell us more about levels and light than a description does.

We confirm the date
We come back to you and fix it. Until you have that confirmation from us the slot is requested rather than booked, so nothing is held against a date you cannot make.

A text before the van moves
The same two or three faces who would build the room do the visits, and a text lands before every one. Nobody waits in all morning wondering whether we are coming.
On the day
What the visit covers, and how long to allow
It is a walk round the garden rather than a sales call. We look at how a digger and a load of materials would get in, where the ground falls, what the water does in winter, how close the boundary sits, and which of our base designs suits the spot and the aspect.
How long it takes depends on the garden. A flat plot with an open side gate is quick; a sloping combe garden with an awkward approach takes longer. Either way the slot is yours — we do not run two visits into one, and the price follows once we have seen the ground and the access.

Five things that make one visit enough
None of it is homework, and nothing stops the visit going ahead. It simply means you get straighter answers on the day instead of a second trip.

A couple of photos of the spot
One from the back door and one from the far end of the garden if you can. Photos show us the levels, the light and what is already growing there.

What the room is for
Office, studio, annexe or guest room, pool house, games room. The use decides the insulation, the ventilation, the plumbing and the layout, so it is the first thing we ask.

How we would get in
Where a digger, a lorry and a load of timber could reach, and what stands between the road and the plot — gateposts, borders, a neighbour's verge.

Where the services are
Your nearest power, and water if the room needs it. Cable and pipe routes affect where the base sits, so it is worth deciding early rather than late.

Anything you know about the boundary
Roughly how far the spot sits from the fence, and whether you are inside Exmoor National Park or a conservation area. We check it properly, but a head start helps.

Moving or cancelling a visit
Plans change and Exmoor gardens flood. Call or text 07808 732392, or email studio@kohima.co.uk, and we will move the slot to another day — there is nothing to unpick and no charge for changing your mind. You get the same faces either way.
If the time you want is not showing
Ask anyway. We work standard business hours, weekends are fair game, and we will do an early start or a late finish when that is what makes a visit possible around your week. Because the work is planned in sequence rather than juggled across three sites, the dates we offer are dates we can hold.
Who turns up, and do I need to be there
The same two or three people who would build the room, and a text lands before every visit so you know when to expect us. It is worth being there for the walk round: most of the useful decisions come out of standing in the garden and talking about how you want to use the room.
Questions you would rather have answered first
